DirtIQ is parcel evidence and workflow for custom home builders working infill markets — the lots and teardown-ready homes in high-land-value ZIPs where the land, not the house, drives the deal.

Every potential acquisition gets a shared case file. We start from source observations — county records, permit activity, comparable sales — and nothing becomes a finding until a reviewer checks it. A finding becomes a decision only when your team makes one. Source observation → reviewed finding → decision. That's the method, and it's why every number here carries its evidence with it.

DirtIQ answers three questions, in order: Where should I look? What supports this opportunity? What should my team do next? Buy-box fit, evidence confidence, and decision readiness are three separate answers — we never collapse them into a single score.

What DirtIQ is not: not an appraisal, not a valuation, not a buildability determination. A score doesn't replace diligence; it organizes it. When evidence is missing, we say missing. Unknown facts stay unknown.
