DirtIQ policies
Terms of Service
Last updated October 15, 2026
These terms apply when you use the DirtIQ public site or an authorized workspace.
What DirtIQ provides
DirtIQ provides public market context and, for authorized users, tools to organize parcel signals, source checks, team tasks, and review records. DirtIQ is a screening and workflow tool, not legal, title, surveying, engineering, environmental, zoning, flood, tax, valuation, or investment advice. A lot-owner inquiry is a request for information, not a property listing, valuation, offer, or promise of builder contact.
Scores and classifications are prioritization signals. They are not probabilities of success, offers, appraisals, or determinations that a parcel is vacant, buildable, available, or safe from a hazard. Missing information means it remains unknown.
Authorized access and use
Workspace access is limited to authorized accounts. Keep sign-in credentials and session access secure, use only the company data you are authorized to access, and do not attempt to bypass account, company, or source restrictions.
You are responsible for independently checking material facts with appropriate primary sources and obtaining the permissions needed for information or images you submit. A source appearing in DirtIQ does not establish reuse rights or replace professional review.
Availability and decisions
Source coverage, freshness, and availability can vary. DirtIQ may contain incomplete, delayed, conflicting, or unavailable information. Verify decision-critical facts independently and retain your own records before acting.
Territory prices are published for transparency. Builder interest may be registered through the public form, but a request is not a reservation, a license, a waitlist priority, or confirmation that a ZIP is available. Each ZIP may have only one active builder at a time. No territory becomes active until an agreement is accepted, payment clears, and the claim is recorded.
Territory licenses
Wave 1 is a fixed cohort of 30 ZIPs selected from the post-guardrail set with Recommended Monthly Price of at least $5,000. The founding price is $995 per ZIP per month for the first 12-month term. Standard tier pricing applies to ZIPs outside Wave 1; founding and standard ZIPs are quoted separately. Setup fees and annual prepay follow the active tier schedule. Annual prepay is 10 months paid for 12 months of service.
At renewal, the monthly price for each ZIP becomes its then-current Recommended Monthly Price. If a customer does not renew, exclusivity continues through a 30-day renewal grace period. After the grace period, the ZIP returns to Available. This launch policy offers no waitlist priority.
ZIPs outside Wave 1 are standard full-market portfolio coverage, not prestige-infill inventory. DirtIQ provides screening signals and workflow tools, not a guarantee of parcel availability, buildability, valuation, deal flow, zoning, title, or hazard safety. The public builder form registers interest only. After a founder verifies availability and written terms are agreed, invoices are handled manually; this site does not collect payment or activate a claim.
Account closure
To close your account or request access to or deletion of account information, contact DirtIQ LLC at zips@dirtiq.tech. For company workspace records, contact the administrator who granted your access so shared records can be reviewed separately.
Policy updates
DirtIQ may update these terms as the service changes. The date above identifies the current published version. Continued use after an update means you have had an opportunity to review the revised terms.
